What  Does  ”RENTTOBUYMX"  offer? 

    When dealing with real estate in Mexico "all cash" is usually required. Our company offers a way for clients to purchase a property in Mexico.

Who  is  this  program  for?

     Mostly North American clients who temporarily do not have the sufficient resources required to purchase the property of their choice in Mexico.

How  does  the  program  work?

     After the client and the property are approved, “RENTTOBUYMX” purchases the property that the client has selected.  
The client then enters into a customized Purchase & Sales Agreement AND a Separate Rental Agreement allowing immediate enjoyment of the property.

How  long  is  the  agreement?

     Agreements are typically structured up to three years.  

Are There Any Up-Front Charges?

     Yes, Client pays $500 directly to U.S. based underwriters to get qualified.

Do  I  need  a  traditional  mortgage?

     No

Is  a  deposit  required?

    Yes, in an escrow account in the U.S.

How  is  the  monthly  rent  determined?

     It is based on the purchase price and the down payment.

Can  improvements  be  made  on  the  property?

     Yes, light remodeling maybe approved during the rental period.  Each agreement is customized to the clients situation and the property's condition. 

Prepayment  Penalty?

     No, in fact there is a discount to the purchase price if bought before three years.

How many points does the client pay?

     No points

How  is  the  title  held  during  the  agreement  period?

     A MX LLC which is owned by a U.S. company will hold the title.

When  is  the  property  transferred  into  the  new  owner's  name?

     As per the Purchase & Sales Agreement.

What  happens  if  the  client does  not  buy  the  property?

     The client will forfeit the deposit.
